Land is the third way to grow your naira in Lagos Life, after a job and a business. The game sells 6 plots, from a ₦250,000 quarter plot in Imota to a ₦150 million waterfront plot on Banana Island. We bought the Imota plot on October 6, 2026 to see how it works, and the numbers below combine what we saw in the Invest app with the game’s data tables.
What we tested: buying the Imota plot
Land is bought in the Invest app with one tap. The ₦250,000 left the wallet at once, and the app showed the plot under “Your land” with a Sell button and the line “Grew +₦X this week, it pays when you sell.” A few minutes later it showed +₦1, then +₦2, so value builds minute by minute on paper and you collect it when you sell.

Growth is per week. The game’s data gives a base rate, and since October 3 every plot has a 1.25 times boost, so the app shows higher numbers (Imota +2.5%, Epe +3.8%, Ibeju-Lekki +5%). Values marked * are our calculation of the boosted rate, not read from the app.

Omo-onile: a one-time check when you buy
The cheap plots carry a risk. In the game’s data the check happens once, the moment you buy: with the chance in the table, “foundation money” is demanded and you lose 10% of the plot’s price (rounded to the nearest ₦1,000). On Imota that is ₦25,000. After that, the plot is yours with no further checks. We bought the Imota plot with a 40% chance of being hit, and the wallet lost only the ₦250,000 price, so we were not hit.
Selling
The Invest app says “Agents take 5% when you sell”. At +2.5% a week, Imota needs about two weeks of growth to cover the fee. The data also shows that selling a business or vehicle returns 60%, but land sells at its grown value minus the agent’s 5%.
Which plot first?
On the numbers, Ibeju-Lekki is the best balance: the highest growth (+5% a week in the app) for ₦4,000,000 with a 20% chance of the omo-onile cost. Imota is the cheapest way in but has the highest chance of a hit. Lekki Phase 2 has “proper papers” and only a 5% chance, and Banana Island has none but grows slowest. Compare with businesses, which pay out daily, and see the price ladder.
What we have not confirmed
We have not yet sold a plot, so the exact sale value after a week of growth is not confirmed. The boosted growth rates for Lekki Phase 2 and Banana Island are our calculation. The omo-onile chances and cost are from the game’s data tables; we saw that we were not hit on one purchase, which is consistent with a 60% chance of being safe.
